Another important piece of ADU legislation rules that changed effective beginning 2020. These provisions allow homeowners in California to construct both an Accessory Dwelling Unit (ADU) and a Junior Accessory Dwelling Unit (JADU) on the same lot within the existing single-family residence.

Size – Junior ADU max of 500 sq. ft.
Location – Junior ADU must be within a proposed or existing single-family dwelling or Accessory Structure such as a garage, or bedroom etc.
Expansion – Junior ADU may include an expansion of up to 150 sq. ft. beyond the footprint of the existing dwelling, however this expansion is limited to accommodating ingress and egress such as hallways and entry way.
Separated Entry Way – Junior ADU exterior access, must have separate entrance for the Junior ADU, as well as an entry between Junior ADU and the existing single-family dwelling.
Parking – No parking required for a Junior ADU
Bathroom – Junior ADU may have a separate bathroom or shared with the single-family dwelling.
Kitchen – Junior ADU kitchen must meet “Efficiency Kitchen” requirements:
Cabinets and counter-tops in proportional size in relation to the Junior ADU size.
Kitchen sink (16”x16” max.) with a small drain line (1.5” diameter max.)
Appliances that require electrical service only, not greater than 120 volts.
A food preparation counter and storage cabinets should be at a reasonable size in relation to the size of the Junior ADU
